[RTN 뉴스] 입주 2년차도 전세품귀 "전세대란 불가피"
다음달 입주 2년차를 맞이하는 반포 래미안 퍼스티지입니다. 2400가구 대단지인데다, 입주 초기와 비교해 전세가격이 2억 이상 뛰어 적지 않은 물량이 시장에 흘러나올 것으로 기대됐지만, 실상은 딴 판입니다. 예상만큼 전세매물이 나오지 않고 있다는 게 현지 공인중개업자의 전언입니다. 계속되는 전세난에 따른 '학습효과'로 오른 가격에도 대부분 재계약이 이뤄지고 있고, 재계약을 포기한 물량의 경우 전세가 아닌 반전세나 월세로 전환되기 때문입니다. 또다른 입주2년차 단지인 성남 봇들마을9단지. 9월 신분당선 판교역이 단지 인근에 들어오면서 강남 접근성이 크게 개선, 전세 수요의 관심이 집중되고 있지만, 기존 세입자들의 재계약으로 인해 전세물건이 없기는 매한가지입니다. 2009년 하반기, 1천가구 이상 매머드급 규모의 아파트 4개 단지가 한꺼번에 입주하며 역전세난까지 일었던 경기 광명시 일대는 현재 전세품귀에 가격도 치솟고 있습니다. 11월 입주2년차가 도래하는 광명두산위브트레지움과 철산래미안자이는 입주 당시보다 1억 이상 오른 가격에 계약이 체결되는 상황이며, 그마저 물건이 없어 세입자들이 애를 태우고 있습니다. 과거에 부동산 시장에서 특정 지역에 아파트 입주물량이 집중될 경우 전세물량 확보가 상대적으로 쉽고 가격도 약세를 보였습니다. 전세난에 입주2년차 단지를 집중 공략했던 이유인데요. 그러나 지금은 아니었습니다. 공급과잉시대에서나 볼 수 있는 과거지사였습니다. 지금은 공급부족시대입니다. 전세층은 수요층으로 움직이지 않고 부동층을 형성중입니다. 공급부족에다 전세층이 갈수록 누적되는 실정에서 전세파동과 전세값 오름세는 앞으로 몇 년동안 지속될 전망입니다.
